I guess people are blind that it has spirit + 2 sockets + crit + 4 all skills.

If it only had a few of those it’d be worth way less, but it has all of them. A mirror might be a little overpriced. A couple of weeks ago I bought a similar one for around 6k divs

No chaos res who gives a flip, hh buffs in temple give you 50%, and getting the other 25 from other pieces of gear is easy
