Search for similar with -20% each stats and you shall get the price. Just don’t expect the huge amount you think.

I’ve had one with +7 physical spells but with slightly worse stats than yours sitting in my store for…a while. For like 5 divs.

I’d say risk the sanctify. If you can hit +8 on spells then you’re looking at some actual bigger money
